DESCRIPTION OF SERVICES

Client Representation / Development Consulting
Client representation in matters related to conceptual design, budgeting, design documentation, permitting and construction on a fee-for-services contract basis.

Coordinate the pre-selection of the design team based on qualifications, creative design concepts and design fees.

Preparation of scope criteria to meet the client's requirements and coordination of preliminary design concepts provided by the selected designer.

Pre-selection of contractors to assist with budget preparation and bid proposals based on design concepts and scope criteria prepared for the project.

Manage design development, permitting and construction team.

Review all documentation with client for approval.

Keep client appraised at all times of the status of the project, anticipated problems and/or situations that come up from time to time.

Coordinate regular site observations, punch list inspections and project close-out to ensure all work meets the intent of the scope and agreement.

   
 
Land Due Diligence
Coordinate team of professionals to evaluate land feasibility, zoning, development suitability, development entitlements and fees.

Scope may include financial budget modeling, however, this depends on the client's requirements. Scope will be defined after consultation with the client.

Project Management
Project Management scope of services shall be determined after meeting with the client to define requirements.

The scope may include land feasibility, design phase, permitting and construction or it may be limited to one or several of these phases.

The PM scope of services may include some or all of the services described under Client Representation / Development Consulting above.

Construction Management
Construction Management services commences with the start of the construction phase, however, we are amenable to expanding the services under any of the platforms described herein.

CM services includes on site observations, site meetings, project status reporting, review of construction issues and recommendations for solutions.

Coordination of final punch list inspections, recommendation for acceptance and review of close-out documentation.
